Philosophy:

EDI’s Real Estate Division was founded in 2002, to answer the concerns of lenders, insurance companies and property owners overwhelmed by ever changing regulatory pressures. Their needs were created by the increasing burden of regulations governing real estate investment and lending with all the underwriting requirements.

For environmental assessments, our years of experience have taught us that enforcement of these regulations is ever changing and not necessarily applicable in today’s business environment. Other less invasive, disruptive and expensive solutions are more effective in determining recognized environmental conditions.  Often, we can reduce the regulatory cost and nuisance of owning or financing real estate by eliminating unnecessary alterations or testing; thereby, recommending action to extricate a property from being regulated.

For our physical condition assessments and construction management services, our experience in the construction industry and lender underwriting regulations enables us to balance both worlds as we form conclusions and recommendations about building components, their useful lives expected, deferred maintenance identified, and over the term protections with inflation factors.

Our Real Estate Assessment Division was created to simplify the due diligence process being taken by all parties involved in a transaction. We have seen a maturation process develop from being reactionary to one of cost/benefit and sound business especially in today’s market.
